Crofton has four AACPS elementary schools serving different parts of town:

Important caveat: Two Rivers and some Two Rivers-adjacent neighborhoods feed into different elementary schools than Crofton proper. Always verify the assigned school for a specific address before signing.
The Commute Reality

- Fort Meade / NSA: 15–20 minutes (the heaviest local employer)
- Annapolis: 15–20 minutes
- BWI Airport: 25–30 minutes
- Downtown Baltimore: 30–40 minutes
- Washington, DC (downtown): 35–50 minutes (rush hour adds 15–20)
- Northern Virginia (Tysons / Reston): 50–70 minutes (rough — not ideal for daily NoVA commuters)
The traffic reality: US-50 East is the spine of Crofton’s commute. Morning eastbound (toward Annapolis) and afternoon westbound (toward DC) are tight. Most Crofton families either commute against the flow or use MARC train from Bowie State or Odenton.
What People Don’t Talk About When Relocating to Crofton
Three things that consistently surprise new families:
1. Anne Arundel County school zoning is strict and not negotiable.
Magnet programs, charter schools, and inter-zone transfers exist but are limited. The address you buy determines the elementary school your child attends — for most of their elementary years.
2. HOAs vary widely.
Some Crofton neighborhoods (especially the older parts) have no HOA. Others have $50–$200/month HOAs with real amenities (pool, tennis, snow removal). Two Rivers, just outside Crofton, has one of the most amenity-rich HOAs in the DMV at $200+/month with substantial value attached. Ask about HOA before falling in love with the home.
3. The ‘Crofton High School effect’ is real on home prices.
Homes zoned for Crofton High consistently sell for 5–10% more than otherwise-identical homes zoned for surrounding high schools. If you’re buying with an eye on resale, the zoning matters as much as the house.
The 2026 Market Reality
Crofton is one of the more resilient submarkets in the DMV right now:
- Inventory: Tighter than the broader Anne Arundel County market. Quality family homes get competing offers within 7–14 days of listing.
- Buyer leverage: Moderate at best. Pricing matters; aggressive lowball offers get rejected fast.
- Appreciation: Steady. Crofton has been one of the most price-stable submarkets in central Maryland over the past 5 years.
- Best timing: Families relocating for a school year typically should be under contract by April for a July/August move. Spring inventory peaks April–May, drops sharply by mid-June.
